Use of Facilities: The pool, hot tub, steam room, cold plunge, and gym are used at the sole risk of the guests. The property owners and management are not liable for any injuries or accidents that may occur while using these facilities.
No Pets: Pets are not permitted on the property.
No Smoking: Smoking is strictly prohibited inside the house.
Events: Hosting events on the property requires prior written approval from management. Unauthorized events may result in additional fees.
Legal Compliance: Guests must comply with all local, state, and federal laws. Any illegal activities on the premises are strictly prohibited and will be reported to the authorities.
Reservation Policies:
Payment Terms: A 50% deposit is required at the time of booking. The remaining 50% must be paid 60 days prior to the check-in date. For bookings made within 60 days of the check-in date, full payment is required at the time of booking.
Security Deposit: A security deposit equal to one night’s rate is due 60 days before the check-in date. This deposit will be refunded within one week after check-out, pending a property inspection to ensure there are no damages or missing items.
Gratuity Fee: A mandatory gratuity fee of 10% will be addeed in the booking. This fee is distributed among the entire staff and must be paid 30 days prior to check-in.
Food Deposit: A food deposit will be required to pre-stock the house. Any remaining balance will be refunded, and any additional costs incurred will be billed at the end of the stay, with receipts provided.
Taxes and Charges: All reservations are subject to a 16% Value Added Tax (VAT) and a 5% occupancy charge, in accordance with federal laws. These charges will be added to the total cost of the reservation.
Cancellation Policy:
Cancellation with 60 Days’ Notice: Guests may cancel their reservation with a minimum of 60 days’ notice prior to the check-in date to receive a full refund of the amount paid, excluding any non-refundable fees.
Cancellation with 30-59 Days’ Notice: If a reservation is canceled between 30 to 59 days prior to the check-in date, 50% of the total payment will be refunded, excluding any non-refundable fees.
Cancellation with Less Than 30 Days’ Notice: Cancellations made less than 30 days before the check-in date will not be eligible for a refund. All payments made will be retained as a cancellation fee.
